Curb Appeal and its Effect on Property Value

Potential homeowners typically get their first impression before they even step inside. Driving by the home and seeing it from the road is the initial point of contact that will cause a buyer to decide whether or not they see themselves living there. It will also help them decide if they even want to look in the home. 

Curb appeal is an underrated marketing tool when it comes to preparing your home to sell. It sets expectations for the home and will draw prospective buyers in if they like what they see from the outside. While renovations inside are sometimes necessary to stay on trend and up to date, keeping up with the outside is equally as important for that initial “wow” factor. 

Here are a few ways to improve your home’s curb appeal and raise value: 


  • Landscaping


Don’t apply your entire renovation budget to the interior of the home if the outside is still a mess. It will be hard to get good photos and potential buyers could look elsewhere. Start with something as simple as making sure the grass is cut and maintained, then update mulch and flowers. 


  • Roof


The roof of your home is an important part to consider not only for curb appeal but also for the appraisal value of the home. You will likely get a return on your money by investing in a new roof before listing if it is old and worn. You can typically sell the home for a higher price if a new roof is in the description, as the buyer wouldn’t have to worry about replacing it immediately upon move-in. 


  • Exterior


A dirty home exterior shouldn’t be ignored. Invest in a local pressure washing company or power wash the siding of the home yourself. Think of it as trying to sell a car- a clean, shiny car will sell much quicker than a dirty one! 


  • Front Door


You may not need to replace your front door entirely, but a fresh coat of paint could make a world of difference.  

While some curb appeal projects are pricier than others, they will all be good investments of time and money as you will be able to list your home at a good price and get potential buyers quickly.
